Terms and Conditions
TERMS & CONDITIONS — United Electrical Systems LLC
1. Scope of Work
All work will be performed as outlined in the accompanying estimate or invoice. Any work not listed is excluded unless confirmed in writing through a change order.
2. Access & Utilities
The customer shall provide safe access to the property and ensure utilities (e.g., power, water) are available for the duration of the job.
3. Permits & Inspections
Permits and inspections will be handled by United Electrical Systems LLC unless stated otherwise. Delays or reinspection fees due to site conditions may be billed separately.
4. Change Orders
Any deviation from the original scope must be approved in writing. Additional charges will apply for added labor, materials, or delays.
5. Payment Terms
Residential: 50% deposit due upon acceptance, with balance due upon completion.
Commercial: Net 15 days from invoice date unless otherwise agreed.
Late payments are subject to a 1.5% monthly finance charge (18% annually). Returned checks incur a $35 fee.
6. Estimates & Pricing
All estimates are valid for 10 days unless noted. Prices may change based on material costs, labor availability, or jobsite conditions.
7. Warranty
United Electrical Systems LLC provides a 1-year warranty on workmanship. No warranty is provided on customer-supplied materials, and manufacturer warranties apply as-is.
8. Limitations of Liability
We are not responsible for:
• Pre-existing damage or code violations
• Hidden conditions inside walls or underground
• Delays caused by PG&E, inspectors, or third parties
Liability is limited to the contract value; no consequential damages will be paid.
9. Right to Stop Work
We reserve the right to suspend work due to unsafe conditions, non-payment, or customer breach of agreement.
10. Customer Responsibilities
Customer agrees to:
• Ensure clear access to all work areas
• Remove valuables and secure pets
• Not interfere with electrical installations
11. Cancellation
Residential customers have 3 business days to cancel (per CA Civil Code §1689.7). After that, deposits are non-refundable.
12. Ownership of Materials
All materials remain the property of United Electrical Systems LLC until paid in full.
13. Hazardous or Concealed Conditions
Customer is responsible for any added cost due to discovery of hazardous materials (asbestos, lead, etc.) or concealed obstructions (pipes, framing, etc.).
14. Utility & Agency Delays
We are not responsible for scheduling conflicts, delays, or fees caused by utility companies (e.g., PG&E), inspectors, or building departments.
15. Customer-Supplied Fixtures
No warranty or liability is assumed for devices or fixtures supplied by the customer.
16. Site Readiness
If the site is not ready for scheduled work (e.g., walls closed, areas inaccessible), additional trip or standby fees may apply.
17. Photo & Documentation Consent
We may photograph our work for records or marketing. No customer-identifying info will be shared without permission.
18. Electronic Acceptance
Electronic approval of an estimate or invoice constitutes agreement to all terms herein.
19. Governing Law & Disputes
All disputes shall be resolved in Santa Clara County, CA, through binding arbitration under California law.
